[1 Aug 2026 inbox] One of TEN near-equal subdivisions cut from Klipgat No. 114 and all registered in 1916 on consecutive deeds, from the deduction table on the reverse of SG Dgm 1200/1911 (DOC-0159). Named Rivervale on that table, 2,134 morgen 329 square roods, deed 1916-142-8825. THE SHAPE OF IT: nine of the ten are within four morgen of 2,137, and the tenth is a 10-morgen Lot A that is almost certainly a water or building site. Ten near-equal shares registered together, on an amended title issued to the ESTATE of the late Lucas Daniel Fromon van Zyl, is an estate being divided among heirs. The same pattern as Spreeufontein's three-way 1909 split, at ten times the width. [TO VERIFY] against the 1916 transfer deeds, which would name the heirs. The portion number comes from the order of the deed numbers (8820 to 8831 against portions 1 to 10), which agrees with the legible handwritten annotations; two of those annotations are not cleanly legible and rest on the order alone. The block also appears on the FACE of the 1911 diagram as a coloured internal division, so the ten were laid out before they were registered. MODERN EXTENT WILL NOT MATCH: the cadastre's ten Klipgat polygons total about 21,717 ha against the parent's 21,379 morgen (18,312 ha), and the cadastre also carries a 15/114 that is not on this sheet. Historic morgen and modern hectares are never quoted here as confirming each other. [1 Aug 2026]
AREA FLAG, LEFT OPEN ON PURPOSE: the cadastre's 4/114 is 1,151.0 ha against this block's 2,134 morgen (1,827.8 ha), a ratio of 0.54, while the other eight matched portions all come within about 3 per cent. Two readings and no way to choose between them here. Either 4/114 was cut down again after 1916, which is supported by the cadastre carrying a 15/114 of 3,556.7 ha that is not on the 1911 sheet at all, or Rivervale is not portion 4 and the deed-order inference is wrong for this one block. The CSG diagram index for 114 would settle it. [TO VERIFY]
[9 Aug 2026] THIS ROW'S TWO AREAS CONTRADICT EACH OTHER AND THE CADASTRE FIGURE IS THE ODD ONE. extent_text is 2,134 morgen 329 square roods, which is 1,828.3 ha, and it sits with the other nine 1916 shares: they run 2,134 to 2,138 morgen and their polygons run 1,822.9 to 1,853.7 ha. sg_area_ha on this row is 961.5 ha, 47% BELOW its own extent and roughly half a share, which no other portion of this farm is anywhere near. A near-equal share of a ten-way estate division does not come out at half the size of its nine siblings. THE LIKELIEST EXPLANATION IS A BAD CADASTRE MATCH: this row pinned to a sub-portion of Rivervale rather than to Rivervale. It is also half of farm 114's 9.8% shortfall on its own.
